Cripps advises EEH Ventures on landmark Wrexham AFC letting at Eagles Meadow Shopping Centre

27 May 2025

Cripps’ commercial real estate team has advised long-standing client EEH Ventures on the grant of a new lease for a 17,000 sq ft unit to Wrexham AFC Limited at Eagles Meadow Shopping Centre in Wrexham, Wales. Cripps was pleased to work alongside Savills’ In Town Retail team to complete the deal on behalf of EEH Ventures and Adynaton Asset Management.

The globally recognised football club, which is co-owned by Hollywood actors Ryan Reynolds and Rob McElhenney and featured in the Disney+ documentary Welcome to Wrexham, will open a flagship club shop, podcasting and hospitality venue, office hub and the base for its expanding overseas merchandising operation.

The lease also includes a strategic collaboration agreement between the shopping centre and the club, designed to boost visibility and footfall. This high-profile deal is a key milestone for EEH Ventures and part of a long-term strategy since acquiring the centre in 2022.

This is a key milestone in EEH Ventures’ long-term strategy for the centre, having acquired the asset in 2022. Our real estate team has been supporting the client in repositioning and revitalising Eagles Meadow, with the first floor of the former Debenhams now repurposed to be a trampoline park operated by national brand AirHop.

Adam Sanderson, surveyor in Savills’ retail team, said:

“This deal not only marks a major milestone for Wrexham AFC, which is growing at a phenomenal rate both on and off the pitch, but also for Eagles Meadow Shopping Centre. The shopping centre is seeing increased appetite from a diverse mix of occupiers, further reinforcing its position as North Wales’s premier shopping and leisure destination.”

Kevin Adler, business development and acquisitions at EEH Ventures, added:

“Wrexham AFC’s owners are not only investing into the club with this latest move, but also into the local community. As the area gains more international recognition, we anticipate greater levels of footfall from both locals and tourists alike, keen to make the most of all that Wrexham has to offer.”

Cripps’ real estate and retail asset management teams provided full legal support on the letting, led by Legal Director, Emily Wright.
