Commercial guidance on residential property
In the ongoing management of buildings, we are alive to the sensitivities of residential leaseholders. We honour the strongly felt distinction between a commercial unit and someone’s home. Potential disputes can be mitigated by adopting the right approach when communicating with leaseholders. We appreciate such intricacies and offer commercial guidance to asset managers that goes beyond the letter of the law.
Our plot sales team enabled Argent to repurpose a series of Grade II listed iron works at Kings Cross. Gasholders London is now a 23,000 square metre residential complex of 145 flats contained within the listed structure.
We defended the freehold owner of a block of high value apartments in High Court proceedings against a head lessee for unpaid ground rent. This was following a flawed rent review. Our enfranchisement team settled the claim and negotiated a surrender of the head lease.
A major landlord looking to re-purpose a landmark building in Knightsbridge asked our advice on how to incorporate residential into a commercial premises. We advised on the scope for termination of residential rights of way; easements; long leaseholders’ statutory rights; and rights of first refusal.
Their background of working for central London landed estates gives them an edge over competitors. They are also one of the few firms who provide a full written report on title to clients and other professionals, which has been at times a life-saver.
