With UKREiiF underway this week, we’ve been at the heart of the conversations shaping the future of the built environment. Several key themes have emerged – sustainability, collaboration and a more joined-up approach to development and placemaking.

Yesterday, we joined the Housing & Residential – Cities, Investor & Developer Brunch, bringing together investors and developers for a focused discussion on the challenges and opportunities facing the housing sector. Alongside the familiar pressure points in the planning system, there was a clear call for a more coordinated national strategy to deliver critical infrastructure – from roads and electricity through to drainage and water supply. Conversations also touched on the growing influence of technology and AI, as well as persistent issues around liquidity and the struggle to secure investment.

Turning to the commercial real estate sector, the Royal Assent of the English Devolution and Community Empowerment Act signals the end of upward-only rent reviews. The ban, which it is thought will come into force at the end of next year, marks a significant legal development that is likely to reshape investment and leasing strategies across the sector.

In many ways, this aligns with the broader themes emerging from UKREiiF: a market in transition, where traditional models are being challenged and where adaptability, collaboration and forward-thinking strategies will be key.
