Property Perspectives – April 2026

30 Apr 2026

Monthly insights for people in real estate.

The pace of reform across the property sector shows little sign of slowing. From the proposed expansion of commonhold, to the forthcoming implementation of the Renters’ Rights Act, and continued scrutiny of long-standing legislation such as the Landlord and Tenant Act 1987, the government is actively reshaping the legal frameworks that underpin land ownership and occupation.

Taken together, these developments signal a broader shift in how property rights are defined and exercised. Traditional models of ownership and control are being revisited, with greater emphasis on transparency, fairness and accountability across both residential and mixed-use assets.

In this edition, we explore some of the key changes and what they mean in practice—from the future of commonhold, to the evolving rights of tenants, and the continuing importance of statutory interpretation in determining how legislation applies on the ground.

As these reforms move from policy into implementation, the focus for landowners, developers and investors will be on understanding the detail, anticipating impact and adapting strategies accordingly.
