Property Perspectives – June 2026
Monthly insights for people in real estate.
Cripps was delighted to facilitate our Cities & Residential Housing Investor and Developer Brunch at UKREiiF this year, bringing together a wide range of voices from across the living sector. The discussion reflected a market that remains active and opportunity-driven, but with increasing tensions between government targets, deliverability of critical infrastructure, balance sheet requirements, quality/value and lack of certainty. Despite this, there was a clear sense that, as the sector matures, investors and operators alike are taking a long-term view, placing greater emphasis on consistency of standards, transparency and long-term reputation, particularly in the context of evolving regulation and resident expectation.
Against this backdrop, I attended the launch of the BTR Alliance Code of Practice, a significant milestone for the sector and one that closely aligns with the wider conversations we are having as a firm around the Building Safety Act and Renters’ Rights reforms. The Code represents a shift towards clear, measurable standards for quality, service and accountability, positioning the sector to lead, rather than react to, regulatory change, and you can read more about this in my article below.
This month, we also cover updates on the Building Safety Act and Leasehold Reform, as well as a MEES update looking at the government’s interim response confirming the EPC direction for commercial property.
